A smart building technology or an intelligent building technology is an integration of communication and control systems, which provide both the occupant and the building professional with a flexible, comfortable, effective, and secure environment. These systems enhance the building environment for the occupants, while controlling the costs. End user security, accessibility, and control can also be improved so as to increase user control levels and work productivity.

There are many intelligent building technologies which can be incorporated in building constructions so as to lower the operating cost and improve the occupancy rates. A few such technologies are discussed below.

Automatic Control Systems

One of the main features included in intelligent building technologies is building automation systems (BAS). This is the comprehensive and automatic control of one or more important building system functions. These include facilities such as air conditioning, ventilating, and heating systems. Here, a group of sensors determine the status or condition of the parameters like pressure, temperature, and relative humidity, which are to be controlled.

High-Speed Wiring

Intelligent building technologies enable the tenant to have an increased control over his group of buildings. This is possible by carrying a tenant’s data and voice communications over the same wiring infrastructure, which is responsible for controlling the building data. Having high-speed wiring which enable real-time communication, real-time services, and real-time integration make this feature a possibility.

Earthquake Sensors

Intelligent building technologies make use of sensors which can detect an earthquake. An earthquake signal or sensor from the national geological service can be connected with facilities and building systems in earthquake prone regions. If an earthquake occurs, a facility which makes use of such an integrated system will be able to shut down gas line computers, and will also notify the occupants of the disaster automatically.

Enhanced Fire Securities

The sensor technologies used in an intelligent building will provide an enhanced security in an emergency situation resulting from fire. In the event of a fire, the alarm sounds will be activated and the exhaust dampers will open. Instructions will be issued to the building occupants via the intercom system and IP paging. The CCTV cameras will give emergency responders a view of fire and the doors will be unlocked by the access control system, thus enabling fast evacuation.

Technologies Improving Security

An important advantage of smart building technologies is the improved personal security it offers. The advent of web-enabled security systems and wireless surveillance cameras allows the building guards to watch live videos from a pocket PC or a laptop. In this way, the staff can be notified of unwanted intrusions in the buildings.

Technologies Simplifying Property Management

Intelligent building technologies are very beneficial to the clients as they make the process of property management an easier one. A standardized building wiring system which is connected to a control center will save maintenance crews the time and effort to manually adjust a valve or take pressure readings. Since the whole system is interconnected, in the case of a maintenance emergency, adjustments can be made directly from the main control center.
